Falcon Ridge development evolves

After evaluating market trends, the owners of the Falcon Ridge condominium development have changed how they want to approach the rest of the buildings for the site.

That change – from tri- and quad-unit buildings to simple duplexes – was unanimously approved by the City of Burlington Plan Commission Dec. 10.

The Plan Commission also approved a site plan change at the Bruesewitz Plumbing, Inc. building at 1201 Milwaukee Avenue to use a suite in the existing building for a plumbing store and showroom.

While there was no discussion on the Bruesewitz change, the change at Falcon Ridge did draw questions – mainly stemming from the fact that it was back before the Plan Commission.

“What changed from the first time we approved this site plan?” asked commission member and Alderman Tom Vos.

City Administrator Kevin Lahner said that the Kempken Real Estate Group LLC had to come back to get approval to change the buildings, which had been sketched in as tri- and qua-unit buildings.

“They determined the duplexes were selling better,” Lahner said.

Nick Kempken from the group said he had spoken with most of the current residents, and found them in favor of going to the duplexes – which would mean only one neighbor in a building and no middle unit.

“They like the asthetics,” he said.

All units will be owner-occupied, though there is some room for subleasing.
